Terms & Conditions

Please read the following terms before making a booking.


A non-refundable £250 deposit is payable on booking to confirm your reservation.
Bookings made by email or phone will be held for 7 days until receipt of deposit after which time if no payment has been received the reservation with be cancelled.
Payment can be made by pay pal invoice (on request), bank transfer or cheque.
Full balance to be paid in full 8 weeks prior to arrival.
Bookings made less than 8 weeks before arrival are payable in full at time of booking.
If you would prefer, full balance can be paid at time of initial booking with the same conditions applying as detailed below.
On receipt of the full balance of payment we will send you details about your arrival and getting into the cottage.

If travelling by ferry, we would strongly recommend that you book your crossing at the same time as booking your accommodation as these routes can get very busy. The summer timetables are now on the CalMac website http://www.calmac.co.uk

Bookings are made in good faith that Lamraig cottage will be available to the client on the arranged date. If due to circumstances beyond our control it is not available, we cannot guarantee the provision of alternative accommodation. In such circumstances, the deposit and balance will be fully reimbursed, and the client will have no further claim against the proprietor.

Your stay

Lamraig cottage will be ready for you by 4pm on day of arrival, and must be vacated by 10am on day of departure.

Please leave the cottage clean and tidy on departure and report any damages. A cleaning surcharge may be levied if it is left in an unclean or inappropriate condition. Damages or losses to the property and/or contents during your stay will be charged in full.

A maximum of 4 people are permitted to stay in the cottage, please do not exceed this number.

We reserve the right to remove persons from the property due to unreasonable behaviour, damage to the property or exceeding the stated occupancy. In this case refund will be at the discretion of the proprietors.

Pets are permitted on the premises but must not be allowed on any of the furniture or beds and must be kept on lead when near livestock.

No smoking on premises.


Clients are advised to take out holiday insurance to minimise the cost and inconvenience of cancelled or curtailed bookings (see Cancellation, below) and to cover loss or damage to personal belongings.

The proprietor will not be responsible for any loss, damage or personal injury not caused through the fault of the proprietor.

Vehicles, luggage and contents are left in the cottage at their owner’s risk.


To cancel a reservation, please notify us immediately by telephone / email and confirm in writing (post / email) within 5 days.

We will endeavour to re-let the booking, in which case you will be reimbursed the cost of the rental minus the deposit. If we are unable to re-let, the following costs will be incurred:

• If cancellation is more than 8 weeks before booking commences, the rental fee minus the deposit will be refunded.
• If cancellation is less than 8 weeks before booking commences, the full cost of rental (deposit plus full balance) will be retained.
• In the event of ferry/plane disruptions due to adverse weather or industrialaction, the proprietors cannot be held responsible for non-arrival and no refund will be given.
